When a restoration company inspects a water damage site, one of the first things we determine is the category of water involved. This isn't just industry jargon — it directly shapes safety procedures, what can be saved, and how the job is scoped. Here's what the categories mean, based on the IICRC S500 standard used across the restoration industry.

Category 1: Clean Water

Category 1 water comes from a sanitary source — a supply line, a water heater, or similar — and doesn't pose a health risk on contact. Common examples include a burst supply line or an overflowing sink from clean water. Because it's uncontaminated, Category 1 water generally allows for the widest range of materials to be dried and saved.

Important caveat: Category 1 water doesn't necessarily stay clean. If it sits for an extended period, or comes into contact with contaminated surfaces or materials, it can degrade into Category 2. Time matters here too.

Category 2: Gray Water

Category 2 water contains some contamination — chemical, biological, or physical — that could cause discomfort or illness if contacted. Examples include discharge from a washing machine or dishwasher, or a toilet overflow with urine but no feces. Materials affected by gray water often require more thorough cleaning and disinfection, and some porous materials may not be salvageable.

Category 3: Black Water

Category 3 is grossly contaminated water that can contain pathogens, chemicals, or other harmful agents. Sewage backups and flooding from rivers, streams, or storm surge typically fall into this category. Category 3 situations call for the strictest safety protocols — protective equipment, containment, and in many cases, removal of porous materials that came into contact with the water rather than attempting to clean and save them.

  • Safety procedures — higher categories require more protective equipment and stricter containment to protect both technicians and occupants.
  • What can be saved — clean water losses generally allow more materials to be dried in place; contaminated water often requires removing porous materials rather than attempting to clean them.
  • Scope and cost — higher-category losses typically involve more demolition, which affects both timeline and cost.

Class of Water Damage: The Other Half of the Equation

Alongside category, restoration professionals also assess the class of water damage — essentially, how much of the structure is affected and how much moisture the materials have absorbed, ranging from Class 1 (minimal absorption) to Class 4 (specialty drying situations involving materials like hardwood, plaster, or concrete that release moisture slowly). Class affects how long drying takes and what equipment is needed.
